How Sapsin Phitak Came to Be

The name Sapsin Phitak means "protected estate" in Thai — a phrase that captures exactly what the practice was founded to provide. Established in the Lumphini district of Bangkok, we began as a small team of legal professionals who had observed, time and again, how much distress an unclear or undocumented estate could cause families already navigating difficult circumstances.

In the years since, the practice has grown steadily — not through aggressive expansion, but through the straightforward method of working carefully with each family and earning the kind of trust that leads to quiet referrals. Many of the families who approach us do so because someone they respect told them about a thoughtful, unhurried experience they had here.

We work exclusively within inheritance and succession law, which means our understanding of this area is deep rather than broad. We do not take on unrelated matters, and we do not try to be everything to every client. What we do, we do with full attention.

Inheritance Law in Thailand: What Families Should Know

Thai inheritance law is governed principally by Book VI of the Civil and Commercial Code, which sets out the order of succession, the rights of heirs, and the conditions under which a will may be regarded as valid. For most families, the core challenge is not the law itself but applying it clearly to circumstances that are rarely straightforward — particularly where assets include property, business interests, or holdings in more than one country.

At Sapsin Phitak, we have worked through all of these situations. Our location in Lumphini, Pathum Wan — within the central business district of Bangkok — means we are accessible to families based in the capital as well as those travelling from other provinces or from abroad for consultations. Where in-person attendance is not possible, we are also able to conduct initial consultations and certain follow-up meetings remotely.
