Case One
Undocumented Will, Three Heirs
The Situation
A Bangkok family sought help following the death of a parent who had expressed clear wishes verbally but left no valid written will. Three adult children had differing recollections of what had been said.
Our Approach
After an initial consultation with the family together, the legal position under Thai intestate succession was explained to all three. A clear picture of how the estate would be distributed under the code was provided.
Outcome
The family reached a consensual arrangement that reflected the deceased's known wishes. Documentation was prepared and the estate was administered without court involvement. Duration: approximately six weeks.
Case Two
Cross-Border Estate, Two Countries
The Situation
A client with assets in both Thailand and Australia approached us to document their succession wishes. The Thai components included two condominium units; the Australian components required coordination with an Australian firm.
Our Approach
We advised on the Thai dimension and prepared a Thai will dealing specifically with Thai-sited assets. We worked alongside the client's Australian advisers to ensure the two instruments were consistent and complementary.
Outcome
Two consistent succession instruments in place covering both jurisdictions. Client reported significant peace of mind. Duration: approximately four weeks for the Thai component.
Case Three
Estate with Land Department Process
The Situation
Following the death of a parent, the surviving family needed to transfer title to inherited land. The family was based outside Bangkok and could not attend the Land Department in person.
Our Approach
We managed the entire Land Department process on behalf of the family under a formal power of attorney. All steps were explained in advance and the family received written confirmation at each stage.
Outcome
Title successfully transferred without the family needing to travel. Costs were agreed in full before any step was taken. Duration: approximately eight weeks including Land Department processing times.
